What makes gutter work different in Seminole Hills
Seminole Hills is a National Register historic district of nearly 500 homes on Pontiac's west side. The land was platted in the 1910s on what had been a 103-acre property bounded by Orchard Lake Road, Huron Street and Voorheis Street, and most of the houses went up over the following 2 decades. You see Tudor Revival, Colonial Revival and Craftsman designs side by side on curving streets.
That history shows up at the roof edge in 3 ways.
Steep, complicated roofs
A Tudor Revival house can have several steep gables, a front-facing chimney, dormers and short roof sections at different heights. Water comes off steep slate or shingle fast and arrives at the gutter with speed.
Short runs under big roof planes overflow easily, and valleys aim a concentrated stream at inside corners. We size gutters and place downspouts roof plane by roof plane on these houses.
Original wood trim
Fascia, crown molding, rafter tails and wood soffits on these homes are close to a century old. Much of it's still sound under its paint.
Some of it isn't, and you often can't tell until a gutter comes down. We check the wood before hanging anything and handle fascia and soffit repair as part of the job, matching the original profiles where they show.
Historic district review
Seminole Hills is also a local historic district. The City of Pontiac's Historic District Commission reviews exterior work and issues a Certificate of Appropriateness before a building permit can be applied for. For gutters, the commission's interest is in visible changes: profile, material, color, and where downspouts run on the street side.
Talk to the city before settling on a design. We can give you the profile, size and color details you'll need for an application.
Gutter services Seminole Hills homeowners use most
- Period-appropriate replacement. Half-round gutters on brackets with round downspouts, or K-style where the house already has it. See seamless gutter installation for sizing and materials, including copper.
- Repair of existing gutters. Resealing, rehanging and re-pitching to keep sound gutters in service. Details on our gutter repair page.
- Cleaning under heavy tree cover. The neighborhood's tree-lined streets mean 2 or 3 gutter cleanings a year for many homes.
- Guards for steep roofs. Micro-mesh gutter guards set to handle fast water.
- Downspout drainage. Many houses of this age have downspouts running into old buried clay lines that no longer drain. We reroute or replace them. See downspouts and drainage.
Common gutter situations on Seminole Hills homes
Ice at the eaves. Older houses with finished upper floors and little insulation at the roof edge lose heat through the roof. Snow melts and refreezes at the cold overhang and in the gutter. If you get heavy icicles every winter, make sure gutters go into the cold season clean and firmly fastened, and consider having the attic insulation looked at.
Water at the basement wall. Basements of this era weren't waterproofed the way new ones are. Getting each downspout to discharge several feet out is the first step for a damp basement.
Mixed gutters from past repairs. Decades of patching leave some houses with 3 different gutter profiles and colors. A full replacement is a chance to make the house consistent again.
How we approach a Seminole Hills gutter job
We start by looking at what the house has now and what it likely had originally. We measure each roof plane and check the trim.
You get options with the tradeoffs explained: what suits the architecture, what carries the most water, and what each costs. If review by the city applies, we plan the schedule around it.
Our shop is on Voorheis Street in Pontiac. Seminole Hills is one part of the city we cover as a Pontiac gutter contractor. We also work in Indian Village on the other side of Huron Street, and on the older Victorian houses of the Franklin Boulevard Historic District toward downtown.
Seminole Hills gutter questions
Do I need approval to replace gutters on a Seminole Hills house?
Seminole Hills is a local historic district, and the City of Pontiac's Historic District Commission reviews exterior work there. A Certificate of Appropriateness comes before any building permit. Contact the city's planning office before you commit to a change in gutter style, material or color, and ask what a like-for-like replacement requires.
Are half-round gutters better for a 1920s house?
They're often the better match for how the house looked originally, and that matters in a historic district. Half-round carries somewhat less water than K-style of the same width, so on a steep roof we size up and add downspouts to make up for it.
My house has gutters built into the roof edge. Can you work on those?
Built-in (box) gutters are part of the roof structure and are lined with metal or membrane. Relining them is specialized roofing work. We can inspect them, clear them, repair the downspouts they feed, and tell you plainly if the liner has failed and needs a roofer.
Why do my gutters fill up so fast?
The trees. A mature canopy over a 2-story roof drops seeds in spring and leaves for weeks in fall. Most Seminole Hills homes need cleaning at least twice a year, and many benefit from micro-mesh guards.
